Welcome back to our new home community tour series, and this time we are here to tour some brand new homes here in Temecula, California. And we are back in the community of Sommers Bend. So Sommers Bend is a big huge master plan community and within that there's several different sections, and several different builders that are part of the community. This time we are in Discovery. So Discovery is actually some attached condos. They're the least expensive homes that you can live in Sommers Bend. So you have pricing starting right about $485,000 for the smallest unit, and then the largest unit starting right about 515,000. So of course, pricing's always changing.
So if you are interested and you want some more information, please reach out to us. We can give you updated pricing, kind of let you know where things currently stand, but the smallest model is going to start right around 1200 square feet. The middle model is right around 1500, and then the largest model is right about 1800 square feet. So we're going to give you guys a full tour of all three models, hopefully give you a really good example on what they're like, get a good feel for their layout, et cetera. We went over pricing.
There is an HOA here in this community. So current HOA is $330 per month. That gives you access to all the Sommers Bend amenities, which is going to be like a community pool, community spa. There's community park. There's a big clubhouse. There's walking trails. There's actually a lot that you get. And then in addition, because this is a condo, there's some common area maintenance that the HOA takes care of as well as exterior building maintenance. So we'll get into some of the more detail on that. But again, HOA is 330 per month and you do have a little bit higher tax right here. They're starting about right about 1.6%, but we're going to go ahead and do the tour for you guys.

All right, so we are here at plan one. We're going to start here. We're going to work our way through plan one, plan two, then plan three. Plan one is definitely the smallest. So it's going to be a two bedroom, two bath condo, just about 1200 square feet. 1,225 square feet. Pricing is going to start right about 485,000. And then from there you're going to have certain options that you may want to select on top of that that'll increase pricing. So we're going to start here. We'll give you a quick little tour and see what you think.
All right, so as you come in, you walk right into the great room. So you have your family room and kitchen. Again, anytime you're looking at these brand new homes, you're going to see just really an open concept layout. So even though it's only 1200 square feet, it actually feels really good-sized here. So you have real nice open kitchen, that's right there. You do have your coat closet and we just came buy the access to the two-car garage, that is kind of cool that not all condos have. It does have a full two-car garage. Obviously in this one there's some really nice upgrades that are in the kitchen, but very, very nice and open. So I would say to me for being only 1200 square feet, it feels bigger than it actually is.
So downstairs, again you have kind of your family room, kitchen area. You do have a half bath right there, right as you come in. So it actually has two and a half baths. So two full bath upstairs and a half bath downstairs. And then as you turn around, we have the stairs.
All right. So as you walk upstairs, you do have a little desk area. The built-in desk is an option from the builder, so not everyone's going to have that, but at least you have a little nook where you can put a little something there. Good little homework area, little mini-office. You have a coat closet. You have some linens, and that's going to take you right up to bedroom number one.
It's a pretty good size again, especially for the square footage. So you do have a walk-in closet here and an attached bathroom Really with the two full bathrooms, it's almost like a dual master. Walk in by the laundry room. You have indoor laundry and it takes you to the owner's bedroom. You've got some high ceilings, a little bit larger than the other room and definitely a bigger master bath. And lastly, you do have a walk-in closet. Cool. So that's 1200 square feet in plan one.
Let's go ahead and go to plan two. All right, so we are here at plan two. It's a little bit bigger, just about 1500 square feet. 1,502 square feet. This is a three bedroom, two and a half bath. Let's go ahead and check it out. And then out front you do have actually a pretty good-sized patio, which is kind of cool, a little bit of space. And again, you're going to walk right into the great room. Definitely a little bit bigger though. You have kind of your family room area. You also have a little eating area, which is nice, and a little bit bigger kitchen as well. No island, but pretty good-sized peninsula. Pretty good storage. You have some storage under the closet. I guess most people would probably use that as your pantry space. And then your half bathroom as well. It opens up really nicely. You get a little bit more space overall. It feels a bit bigger.
All right, so as we come upstairs, you do have a little bit of built-in linen space to your right and to your left you have a little desk, a little built-in space. I think that's going to be an option, but you can always put something in yourself as well. And that takes you right down here to the main bedroom. It's a really good size. Again, another walk-in closet, a walk-in bathroom. Definitely a little bit larger than plan one for sure.
And it takes you over to the bathroom. So dual sinks, this one's got a walk-in shower and some [inaudible 00:08:24] as well. But space is good for sure. So as you come on the other side you have your two bedrooms. So both are definitely larger than plan one. So all three bedrooms are significantly larger than the other floor plan. Again, you do have another walk-in closet here with bedroom number two. We'll go around to bedroom number three. Again, pretty good size. You have a second full bathroom upstairs. Guest bathroom.
What great camera work. Thank you Jennifer for all the different angles. And other side you have your full laundry room as well. So this one, again, you'll see a lot of the stackables here. So if you like that idea, you could definitely do that. Or if not, you cannot have the built-in sink and you can have them side-by-side, so it's depending.
But let's go ahead and go to plan three. All right, so we are here at plan three. So this is going to be the last model we're going to check out. This one's almost 1800 square feet. So 1,788 square feet. It's a three bedroom with the option for an optional fourth bedroom and a two and a half bath. So definitely going to be the largest. Also of course the most expensive. So pricing starting right about 516,000, and then depending what type of options you're going to select from there. So let's go ahead and check it out.
All right, so as you come in, again, you walk right into the great room. So definitely going to be the largest. I mean it's almost 300 square feet larger than the last model. So you have a really good-sized kitchen. You have your family room and eating area. You actually also have a slider of this one. So which gives you access to your little balcony right out front. So you have a little, I guess it's more of a patio than a balcony. You have a little patio right out front and then the front door was off to the side, which was a little bit different than the other models. And high ceilings, very nice and open. Definitely the biggest kitchen and the largest island for sure.
At the front door, right as you came in, there was a little coat closet there right to the side. You can come back and just get a little video of that. So a little coat closet. And as you go down the hallway, so there to the left, you're going to have your half bathroom. You see the two car garage is right behind you as well.
All right, so as we go upstairs, again, this one's currently laid out as a three bedroom. You have the optional fourth bedroom. So as a three bedroom you have a huge loft upstairs, which I think is really cool. It's a really good-sized space. So it could be obviously an office space, could be a playroom for the kids, could be a lot of different things. If you wanted the fourth bedroom, this is where fourth bedroom would be. So see they would just add a wall, put a door on it and, boom, you got four bedrooms. But if you don't need, actually it's a great space as a loft.
All right. And then as you walk by the loft, we're going to take our way over to the main bedroom. We have a pretty good-sized room. Closet there where you go over the door as you get into the bedroom. It's definitely good-sized, right? I mean it's the largest model. It's going to be the most amount of space, but really good-sized. What is kind of cool with this one too, is there's actually dual closets. So you saw that closet there we just went by. That is not the only closet. So you also have a really goods-sized walk-in closet right here, right off the bathroom. So it's just nice. So definitely have the hers-and-hers closets. [inaudible 00:12:58] and you have your main bathroom. Again, dual sinks. This one's got a really cool upgrade in the shower. Kind of gives you that big I guess we call the super shower. It's a really good size. Yeah, definitely plenty of space for sure.
All right. And then as we go to the other side of the hallway, just the other side of the loft. So you have your second full bathroom right here. So again, pretty standard. You have dual sinks, pretty decent size. Nothing super crazy. And then right next to that you have bedroom number two. So no walk-in closet on this one, but pretty decent size. I would say it's actually a little bit smaller than the bedroom's in model number two. And as we make our way to bedroom number three, this is definitely going to be a little bit bigger, the larger of the two bedrooms I would say pretty on par with model [inaudible 00:14:06].
Back down the hall, that's where your laundry is. Indoor laundry. If you notice, these all have the laundry room upstairs, so it's nice, but good size. It shows you without the stackable what it looks like. Then you have some options here for extra cabinets or whatnot. But definitely a good-sized laundry room. Just one thing to know here is you do have the option as a fourth bedroom, there is no option for a downstairs bedroom. So if you wanted the fourth bedroom, they would all be upstairs. So just something to know. So depending on your situation, but hopefully it gives you guys a really good tour of the community.
