Alright, so this video is all about the city of Temecula, California, and we are gonna answer the question is, living in Temecula, as good as it seems. We're gonna talk about why so many people are making a move here, what makes it so desirable and why it's slated to grow so much over the next decade. So let's go ahead and get into it.

All about the city of Temecula, and we are gonna answer the question is living in Temecula, as good as it seems. So I'm gonna talk to you about what makes Temecula so great, what makes it so desirable, and why so many people are continuing to move here.

Um, I have dozens and dozens of videos, probably a couple hundred videos now that I've posted over the last few years about the city of Temecula and Murrieta and Menifee, kind of this whole southwest Riverside County. So there's a lot of good information there. Neighborhood tours, um, market updates that we do each month, you know, all types of stuff. So you can check those out. Uh, do that. So. Uh, let's go ahead. We'll get into all the, all the info here. Alright, so if you have watched some of my other videos, you probably know this, but I have lived here in the city of Temecula for quite a long time. So it's about 25 years now that I've lived here in the area. I've lived in Temecula, lived in Marietta, lived in Winchester, lived all, all, all lots of areas here in Southwest Riverside County. So I think I can give you guys a really good perspective on what it's like to actually live here. Um, the . Area. It continues to be desirable, continues to grow, and this is really an area that people want to be. And this is where I plan to be long term. So to answer the question, yes, I think living here in Temecula is a great place.

Um, it's where I plan to live for the next 20 plus years. You know, it's where we plan to raise our kids. I have two young kids. I have a 7-year-old and a 9-year-old. We plan to be here at least until they, until they graduate high school and really . Probably long term. Um, and you know, with my job it's kinda hard to, to pick up and relocate 'cause all my business is here locally. But, um, I think it's a great place. I, and I can't imagine raising my kids anywhere else. And the reason that it's so desirable and the reason I like living here so much are the kind of the items that, that I'll go over. So. And these are really the reasons that people contact me. So many people move here.

Um, the, the biggest driver of people that move here are people from other parts of Southern California. So it's mostly people that move up from San Diego, from Orange County or LA  And the, the truth is it, the, the reason they do that is, this is my point number one. And what makes it so desirable? Just because it's so affordable.

So the average price point here in Temecula, you can buy a house for about $850,000. You can definitely find something that's less expensive, you know, really under 600 or closer to 600 ish or so. Um, but the average price point is right about eight, $850,000. And although, no, that is no longer, you know, super, super affordable.

But if you compare that to your other options in Southern California. I think it's really, really the best option for, for a lot of people. So your average home in Temecula is about $850,000. That home is probably about a 3000 square foot home. It's probably, you know, two stories. It's a good size lot, probably like a 7,000 square foot lot.

Um, you might even be able to get something with the pool or RV parking or like a view or something like that. Right. And it's located in a newer area. So most of these homes are built anywhere from like the mid nineties to 2010 ish. So it's a relatively new construction. Uh, they don't have to really, really worry about, you know, having old, dilapidated house, you know, you have tile roofs and, and good solid plumbing and electrical.

You don't, you don't, you're not dealing with this old home that has all these real, like  . Issues, right, or maintenance concerns as opposed to buying a house somewhere else in Southern California. Like some, some of these bigger cities like San Diego, la, orange County, where the average price point's about a million bucks. So it's only, you know, it's a couple hundred thousand dollars more. It's really not that far off. But what you can get for a million dollars in San Diego is completely, completely different. So for a million bucks in San Diego, you're probably buying a small home that's probably 1200 square feet, maybe 1400 square feet. 

It was probably built in the sixties. Um, it's an older home. It needs old plumbing,  old roof. You might have some roof issues, some roof leaks, old shingle roofs, um, you know, old electrical. Sometimes you have to replace the, the electrical. Um, it may or may not have some remodels. That some remodeling that's been done, so probably has an outdated kitchen. Probably has outdated bathrooms, right? Maybe the exterior's been painted, but it's just an older home and the quality and type of home you get is really apples. Apples and oranges as far as far as I'm concerned. So much smaller.  More expensive and really it's located and not as great of an area. So, uh, for that million dollar home, it's probably more of a, you know, maybe not quite a safe area. Uh, you know, not, uh, not, not the, the best of, you know, the best of school districts. Uh, it's just, it's a completely different. In completely different lifestyle. So, um, the benefit is you are located down, down in San Diego. It's a great place to be, it's great weather, et cetera, but for a little bit less money, you can come up here and maybe a little bit less convenience on your, you know, your quality of life.

You can live so much better and have, uh, such a better,  such a better home and such a better community, in my opinion, for, for a better budget. So that's number one is definitely, it becomes, it's an affordable area for Southern California.  , uh, number two, and as far as driver, as far as why people want to be here and what makes it so great is how safe the city is So, uh, the city of Temecula, it's one of the 15 safest cities in the us. Um, there's a huge, you know, uh, military presence, so we have a ton of military bases that are here in Southern California. Uh, there's a big police presence, so the Riverside County Sheriffs, they have a. You know, Temecula branch here, that's, it's super present.

Um, it is a very, very safe area. It's really like a squeaky clean suburb community, right? So, um, you, you don't, there there's very few, you know, safety concerns and issues. I'm sure every city's gonna have some, but compared to most  . Any other city in Southern California, it's really, really hard to beat. And again, it's Con Temecula has consistently been one of the 100 safest cities in the country, you know, over the last decade.

So depending on which list you're gonna look at, but it's a very, very safe area. Um, and that is the big plus. So,  uh, number three is the weather. So we are here in Southern California.  You know, we, because of that, you're not gonna have much of a winter. It does get a little bit hot here in the summer. So in the winter, the average temperature is about 65 to 70 degrees. Um, you know, you get a cold day, it gets down to like 55, you know, so it's really not very cold. You don't really have. Uh, hardly any of a winter. I think over the last year it's probably rained like 10 days. You know, we actually, we need a little bit more water, need a little bit more rain, but, um, it's just a very, very light, mild, mild winter.

Um, what you do have is some a pretty hot summer. So in the summer, average temperatures between 90 to a hundred degrees.  Uh, let's say the two hottest months are August and September and they average out about 93, 94 degrees On average, you'll definitely get heat waves up to a hundred, over a hundred into the low a hundred degree range, but everyone out here, you're gonna have central AC.

Um, it's really pretty manageable. It's super hot outside. Just stay inside, stay inside the ac. Um, and what is nice here is you do, we are pretty close to the coast, so you do get a really nice breeze in the afternoon. So even if it's a hot day, it gets up to 98 degrees.  You get a nice breeze and by dinnertime, by six o'clock or so, it'll cool down.

It's, you know, it's 74, 72 degrees. It's super comfortable outside, real nice and easy. You can go out and sit outside in a patio for dinner or whatnot. So, um, it's really great weather being in Southern California. Um, and, uh, it's one of the benefits here. It's well.  Uh, number four is the great public school system. So, uh, the Temecula Valley Unified School District is a very, very highly rated school district, you know, all, all throughout. That's from elementary schools to middle schools, to high schools.  Uh, they.  Across the board, you're gonna have seven outta tens, eight outta tens, nine outta tens, and 10 outta tens ratings.

Uh, so across the board, the district is really, really highly rated and they win all types of awards. And it is, especially to be in an affordable area, well, relatively affordable area with a great school district, it's really hard to beat something that, that has that. And then if you wanted to, if you're more inclined to do like some type of a private school option, uh, there's. A handful of really highly rated private schools that are here locally as well. Of course, that's something you're gonna pay for, but they tend to be a little bit more, you know, religious driven, so from, you know, Catholic school or Christian school or whatnot. So that's important to you. There are some really good options there as well. 

Um, but it is, uh, you know, the public, the public school assistant, which my kids go to, um, I think is a, is a great public school system and, and it's rated really, really highly.  Uh, and then number five is just, it's a, it's a large, squeaky clean suburb area. So, and I think this is something when people come to visit here for the first time, they're always kind of surprised about how big Temecula is, I refer to it as definitely more of a suburb community. So if you don't work from home, a lot of people do live here and commute out, so they commute to San Diego, commute to Orange County, commute to la right. That's just kind of the nature of the area. Um, but you know, if you work from home that you take that apart, but even though, it is a suburb, um, you know, bedroom community, even with that is really good size. So there's over a hundred thousand people that live inside the city of Temecula. And really if you take into account the surrounding cities of, you know, Marietta, Menifee Will, DeMar, I think Lake Elsinore, all that, it's really, it's about 500,000 people that live here Close, close by. So, and that's all within probably about a 20 minute radius or so. So it, it is a really large, you know, suburban area. It's really built out.

There's tons of shopping centers, you know, there's multiple Costco. I think in those areas. There's like four Costco’s, you know,  probably six Lowe's, six Home Depots, you know, Walmart, Sam's Clubs, um, you know, mall, big, huge mall Um, tons of other, you know, shopping dozens and dozens of other shopping centers and um, you know, strip malls and that type of stuff. So it's a lot bigger than I think that people . People realize. Um, and it is a pretty built out area that is full, a full functioning city for sure. And then number number six is, you know, you when you move to Temecula, you are still here in Southern California, so you're really close to all the other cool stuff that Southern California has to offer.

So you're only.  The advantage of living here is you're only about an hour away from, from most of those things. So when you live in Temecula, you're about an hour, 45 minutes an hour away from, from the beach, from a beach trip. Um, you're about an hour away from downtown San Diego. You're about an hour away to Disneyland. You're about an hour away to most parts of Orange County, about an hour away from the desert out in the Palm Springs area.  And then you're probably about an hour and a half, two hours away from the mountains up in the big Bear area, and probably about an hour and a half, two hours away from most parts of LA Um, but you, because of, you know, your location, you can easily make those day trips to all the other cool stuff that Southern California has to offer. They're all really attainable. They're all right there. Um, real easy to, to get to. And, uh, you know, I think those are the things that makes the city of Temecula so desirable.

So I do think it's a great area to be. I really enjoyed living here. Um, I helped a ton of clients relocate here to the area, whether it's from Southern, other parts of Southern California or other states.
