All right, so this video is all about the best suburbs to live in here in the city of Temecula, California. I'm going to give you my list one through five. I'm going to talk to you about where they're at in the city, what I think makes 'em so great. Let's go ahead and get into it.

And this video is all about the best suburbs and the best neighborhoods to live in here in the city of Temecula. So I'm going to give you my list. I'm going to talk to you a little bit about what I think makes 'em so great, what makes 'em so desirable for people when they are making moves here to the city, and hopefully it'd be some good information for you and your family to help make the right decision. So again, the name of the video, it's all about the best suburbs to live in. If you are not super familiar with the city of Temecula, the truth is it's probably 90% suburb living. So it definitely is suburbia USA. It's a big suburb town. Now, that's not the only types of homes that are here. There are plenty or there are a handful. Plenty is not the right word, but there are a handful of non suburb areas where people live. So in those areas, we are going to see really three areas specifically in Temecula, the biggest of which is going to be out in the wine country. So that's something that a lot of people are familiar with.
Now, wine Country, Temecula, it has a pretty good name recognition. People from all over the country are familiar with it. People come here and they take vacations to go check out wine Country. They come out here for weddings and bachelorette parties, or they drive out from LA for a weekend getaway. So it's definitely something that's on the map, but people don't always realize that. A lot of people do actually live out in wine country. So there's over 50 wineries out there, but there's plenty of private properties. Those are typically going to be anywhere from four to eight acre properties. Usually right around four acres is most common. So they're larger properties with some acreage, typically you'll have a house and then the rest of the property that you're going to either landscape or hardscape or whatever you're going to do with, there are some that are smaller about an acre or two acres or so, and that's kind of the minimum that you're going to see out there.
Some people have grapevines, some people have fruit trees, all types of stuff that are out there. But that's kind of the largest area of non tract homes out here in the Temecula area. There's a couple other areas. One is going to be Ulus, which is if you're looking at a map, it's kind of on the west side of the 15 freeway. There's a bunch of larger properties up there, four acre minimums. And then also in the center of town you have the Santiago Estates area, Los Cheetos area that's super popular. It's kind of smaller, so there's not a ton of homes there, but if I had to guess, maybe 200, 250 properties or so that are going to be in that area. So just not a ton that pops up on the market in there, but definitely desirable for sure. But besides those three areas, pretty much everything else is going to be Tracted home.
So a lot of suburbs basically builders came in, bought up a bunch of acres, bought up a hundred acres of land, they subdivided it, split it up, build a bunch of track homes, and then turn around and resold those. So that's the most common type of housing that's out there. So depending where you're at in the country now, that may be the case, or this might be a little bit different living, but definitely mostly suburbs out here in Temecula. And then I'm going to go ahead, I'm going to switch the camera view. I'm going to actually pull up a map so I can give you a better idea of where these neighborhoods are at, and I think it's going to help give some information about what makes them so desirable for people. So let's go ahead and do that. Alright, so hopefully that's a good transition for you guys.
It's kind of new technology for me and for us. So hopefully it's working okay. If you guys have any feedback about this map view, I'm happy to hear it. But because so many of you guys are from out of the area, I think this might be a little bit better way for you guys to look at the area. And when I'm referencing north and west and south and east and these different directions, sometimes just looking at it on a map is going to be a lot easier just to understand exactly what I'm talking about.
So hopefully it's a good perspective for you guys. But again, we're going to talk about the best suburbs in Temecula. We'll get right into the list. So the number one, we'll start at number one, and without a doubt, the best and the most desirable suburb here in Temecula is the community of Morgan Hill. So Morgan Hill, really what's so nice about it is where it's located at and then all the amenities and how new it is. So we will kind of talk about the map here a little bit and give you a good general lay of the land. So here we're looking at a map of the city of Temecula here in this blue or gray, I guess it's gray. This is the freeway. This is the 15 freeway that runs north and south. So that, and most of Temecula is right off of here.
From there off of the freeway, you have three main off-ramps. So you have this gray bar down here. It's a beautiful drawing skills that I have here, but that is Temecula Parkway, that's the southern most exit in Temecula. Then you have right here, this is Rancho California Road. That's the middle exit, and then the most north exit is the exit of Winchester. So that's what you're seeing, this 79 up here. So it can be a little bit confusing for people because Winchester is considered Highway 79 on a lot of different maps. No one that lives here will ever refer to it that way, but it is technically highway 79. And then there is also Highway 79 down south, which is 79 south. That's literally what it's called, 79 South. People do refer to it that way. So you got to be careful where people are referring to.
But you have the three off ramp. So Temecula, Parkway Ranch, California Road and Winchester Road. So I'll clear all that out, all my beautiful, beautiful drawings there. But really the good point of reference here is where South Temecula is, if you have this off ramp for Temecula Parkway. Anything south of Temecula Parkway is considered South Temecula. Those are arrows, those are great arrows, but that tends to be South. Temecula tends to be the most desirable part of town. People like to live there. The reason that they want to live there is twofold is one, you are part of really the best school district, the best high school in the area. So you have a high school that's located just right down here, just south of that. So that's Great Oak High School. So that is super desirable. It's really good for resale value and makes the area so desirable.
In addition to that, if you are commuting, which a lot of people do, a lot of people who live here don't work here, they commute out especially to San Diego. If you're going south, it's a lot more convenient to get off the freeway here, get on and off at Tela Parkway rather than having to ride all this traffic up there up to Winchester. So it doesn't seem like a big deal. It's only a few miles on a map, but in rush hour you're sitting here bumper to bumper. It sucks to sit in. So if you can get off the freeway here, it's a lot better. You're going to have a lot of time and it's going to be a lot better for your peace of mind when you're making that commute. So Morgan Hill, the community we're talking about is located in South Temecula and it's located, you would get off right here off this freeway, off ramp off of Temecula Parkway.
And it is located here in the southeastern part of the city. So I'll do a better map, but probably not a great circle that I did there. But this is basically where the community is. So this is Morgan Hill, super desirable. It was built really anywhere from like 2009 up to about 2015. The HOA offers a ton. There's a massive clubhouse there. There's a few different community parks that are there. There's a great pool, there's tennis courts, there's a play area for kids, there's a gym, there's a clubhouse that you can rent out, et cetera. You really get a lot of value for your money and I think right now the HOA fee is only, it's like $110 per month. So it's a really good value. It's new. All these homes are also, as the name would imply, Morgan Hill, the neighborhood's built on a hill, so it's sloped and it's terrace.
So a lot of the homes have great views that are looking out this way out looking north. So it makes for some great views and that's one of the things that makes it so desirable as well. So that's number one. Number two, as far as the second most desirable community in Temecula is the community of Summers Bend. So I might be a little bit biased. This is actually where I live. I think it's a great area. It's the newest community that's been built here in the city of Temecula. It's the newest master plan community. So it's a big community where it's actually located on the other end of town. So where we're at here, you have this off ramp off of Winchester Road. Here's your off amp, off of Rancho California Road and Summers Bend is located right over here. So where it's at, it's located right off of Butterfield stage.
You can get there from Winchester, you can get there from Rancho California Road either way, but it's right off of Butterfield stage and it's kind of up here. You'll notice if you go any more east, you run right into wine country. So this might be beautiful arrows. So it's right on the edge of town, it's like the most east part of the city Any more East you run into wine country and wineries and custom homes and estates and whatnot, which I think is kind of nice. It makes for a very pretty surrounding there. So what makes it so desirable is the fact that when it's so new, so it's new construction, these are homes built anywhere from 2021 up to, they're still building now. So 2024, 2025, they'll be finishing up probably sometime over the next couple of years. So still new construction happening. So because it's so new, you tend to go at those really nice open concepts that people like.
You have the big great rooms, beautiful views, a lot of glass windows, a lot of light, natural light coming in, et cetera. So everyone always likes the layout. And also because you have all those cool finishes too. So everything's in style, right? So you're going to have quartz counters and stainless steel and all these cool high end features that everyone wants that you see on HGTV, et cetera. And because it's brand new, it's all already going to be there, which is really nice. The con to that neighborhood is the taxes are higher as opposed to Morgan Hill also, it's not located as part of the same high school district. So that makes it a little bit less desirable. And there's also a higher HOA, so there is about two, it's right around two 20 or so per month depending on what part of the neighborhood that you're in.
So definitely a higher HOA. Alright, so that brings this to number three on my list here. And that is the community of Crown Hill. Crown Hill. We'll kind of show you where that one is laid out. Again, it is located here off of Butterfield stage. So you have that same road, Butterfield stage and Crown Hill is located just north of Temecula Parkway. So this is that Temecula Parkway Road that we talked about. And Crown Hill is located right about here. Probably not perfect lines but right there. So that's where the community of Crown Hill is located. It is. So just north of South Temecula, so not part of the high school again, but it is a really, really nice community. It's a very big community. There's a ton of homes that are in there. The HOA offers a lot. It's super desirable. Again, as the name implies Crown Hill, most of the neighborhood is built on a hill, so a lot of the streets are terraced in.
Can you have some really awesome views and you just have some really great big homes. So you're going to have homes that are built anywhere from 2000 square feet up to 3000, 3,500, over 4,000 square feet. It's a nice neighborhood. There's a great elementary school that's located right inside the community and just tends to be really, really desirable for people and it's a place where people want to live. Alright, so number four on my list is the community of Harvesting Lake. So harvesting is a really cool community. It is very different than the others that we've talked about and really it's very different than pretty much the rest of Temecula. So where this one is located, it's much more north than the other ones are located, are the other neighborhoods are. So where this freeway is again, we have the 15 freeway running north and south.
Cool. You would take this exit off of Winchester Road right up here and Harveston Lake is located right here. So basically get the big circle. You could see this big blue circle here on the map and that is the actual lake. So that is Harveston Lake. So again, as the name implies it again, is the whole community is built around the lake. So it is a lake, but it's a really cool place. It is definitely a destination. People all the time drive over to Harveston Lake to walk around the lake. It's a very active community. I mentioned the community is basically a big circle. So there's a road that makes a big loop. There's a walking trail right by the road, so it's a great place to go and walk and exercise. There's a park that's in there, there's a play area for the kids, like a tot lot type deal so they can go and play.
They have a pretty cool clubhouse that's there as well, the community also has a community pool, community spa. But really what makes harvesting so desirable is the style of the neighborhood is so much different than the rest of Temecula. So I talked about before, this is a big suburb area for the most part. Most of the homes have kind of a pretty standardized stucco box look, right? So their wood frames, there're stucco, different shades of brown or maybe lighter tan or maybe some white houses, stuff like that. But overall, not a lot of variation throughout the city. That is not the case in Harveston. Harveston is cool because it has so much character. So this is a neighborhood that people like all the time when especially they live in other areas, especially the east coast where they come here and there's so much character in the house.
So that means there's so many different roof lines, there's so many different exterior styles. You might find something that might be considered just more of an more of an East coast vibe or more Victorian or just more character than what you're typically going to see. Again, different roof lines, different roof pitches, and it's just a different look than what you're going to see around most of the area. The con to that is for the most part, harveston tends to be a little bit tighter community. So what I mean by that is all the homes are built a little bit closer to each other. So there's not a lot of really big massive lots. A lot of the community can feel pretty tight. But with that there is also a mix of different homes. So you're going to see from the condos that are there. So there there's true traditional condos, there are town homes that are there.
There are row homes that are built right off of the lake. So there's homes that are right on the lake that have awesome views and great privacy lakefronts right there. You have traditional single family homes that are on the smaller side and then you have great big massive single family homes that are up to 4,000 plus square feet. So there is a really good variety of different homes that are there in the area, but it's definitely a nice community, definitely something that's desirable and definitely a place that people want to be. Alright, so the fifth neighborhood that's on my list is the neighborhood of Redhawk. So Redhawk is a really desirable neighborhood and it's a place that a lot of people bring up to me when they're looking at homes. And the reason is that the location is so good. So we're going to get back on a map.
This one's back in South Temecula. So when we're looking at the map again, we have 15 freeway, right? We have Temecula Parkway, so anything south of Temecula Parkway, it's considered South Temecula. And then if you look here, this big circle, this is a road, this big circle. So this is called Redhawk Parkway. And basically it's not quite this way, but just about everything that's located within this circle is considered part of Redhawk. So Redhawk is a really cool area because one, it's so large, there's a lot of homes that are in there. They have an HOA, but it's pretty small. Most of Redhawk has about a $40 HOA. Some also have a secondary HOA it, maybe it's a gated community and has a gated neighborhood inside Redhawk and has some extra amenities, et cetera. But for the most part it's pretty affordable. Again, because you're South Temecula, you are a part of that Great Oak High School.
So you get a chance to go to that high school that's down there. So that's super desirable for people. And then also it's a little bit easier to access Redhawk to get to the freeway and get to the other parts of town as opposed to Morgan Hill is a little bit farther, it's a little bit farther out south and east where Redhawk is a little bit more central for South Temecula. So I feel embarrassed every time I'm drawing these circles for you guys, but hopefully it's a good perspective and gives you guys good information there. But basically Redhawk is the central part of South Temecula, right in the middle of South Temecula. So definitely desirable, definitely a good area. Also, the property taxes tend to be lower than other parts of South Temecula as well. So that's a big thing. A lot of the other videos I've talked about, different special assessments and different property tax rates, et cetera. But in Redhawk tends to be on the lower side compared to the other parts, the other surrounding areas. So that's something else that's good to know too. So that's my list, that's one through five. Those are the best suburbs to live in the city of Temecula. So again, you got Morgan Hill, summers, bend, crown, hill Harvest, and Lake and Redhawk. So hopefully that's good information.
