Alright, so this video is all about the city of Menifee, California and how to find the right spot for you and your family. So we're going to talk about the different parts of town. We're going to talk about the differences from really the center and the heart of Menifee compared to the north part versus the southern portion. And then we're going to talk about the differences of living in the east side versus the west side, and hopefully give you some good information to help you and your family find the right area. So let's go ahead and get into it.
Hey guys. Hey again, my name is Justin Short. I'm a realtor and team leader with the short real estate team here at Keller Williams. And I'm here in the Temecula, Murrieta and Menifee, California area. But this video is all about the city of Menifee. We're going to talk about the different parts of town and hopefully give you guys some good information on what it's like to actually live here and give you some of the differences and some of the pros and cons about maybe living in more of the southern portion versus the northern portion of the city, etcetera. I think it'll be some good information for you guys. I'm going to pull up a map and hopefully highlight the different areas that I'm talking about and hopefully it's going to be something that'll be helpful for you. So I'm going to go ahead and flip around the computer here and let's go ahead and get into all the information. Alright, so hopefully the transition went pretty well. Being able to flip around the view here in the video, but I have pulled up here a map of the city of Menifee.
I'm going to highlight some of the different areas that I'm talking about and hopefully be able to give you guys a pretty good lay of the land and give you some of the pros and cons about some of these different areas. But first I thought it'd be helpful just to make sure you guys know a little bit about me. So again, I'm a real estate agent. I'm here local in the Temecula, Murrieta, Menifee area. I have lived here in the valley for over 20 years now. So I've lived in almost all of these cities. I think I can give you guys some really good perspective on what it's like to actually live here. I've sold many homes here in all these different cities and I can give you some of the true pros and cons and so hopefully it's going to be some helpful info for you guys.
But really when we talk about Menifee, I guess the advantages in general and why people want to move to Menefee, the big draw is you are here in Southern California just like these other cities where I work here, Murrieta, Temecula, you're here in southern California, but you are in a much less expensive area as opposed to other parts of Southern California. So most of the people that live here do so because it's just so much more reasonable price wise as opposed to San Diego, LA and Orange County. They're in those areas To buy your average home, it's going to be right around the million dollar mark. And the truth is to buy a million dollar home in San Diego, you're probably not buying that great of a place. It's probably going to be a pretty small home. Maybe it's 1200 square feet, maybe it's 1400 square feet, probably not in the greatest of neighborhoods and it's probably older, probably built in the sixties, probably built in the seventies and probably needs some TLC and then prices just go up from there.
So as opposed to this area and specifically Menifee where you can go and buy a home, the average home is about 550,000. So let's say you buy a home for $ 600,000, so that's almost half the price of what those homes in San Diego are going to be. But not only that, but what that home gets you, it's going to be so much more fair money for $600,000 in Menifee, you can probably find a 22, 23, 2400 square foot home that is newer. Maybe it was built 2004, 2010 newer constructions. That means newer materials. You don't have to worry about these older issues and roof issues and electrical issues and plumbing issues and all these different types of things. And that becomes the draw, right? You can get so much more of your money than these other areas. The downside is one, you are farther away from those big cities.
So farther away from the beach, farther away from downtown San Diego, from downtown, parts of the big cities in Orange County or LA, stuff like that. And also it's a hotter area. So time-wise, probably about an hour or so away from most of what southern California has to offer, what most people think of. So beaches and deserts and getting some out to the mountains, all that type of stuff. So you're about an hour or so commute away, but so it's still doable, it's still, again, I live here local in the area and you can easily make a Sunday trip or a day trip to do all those other cool fun things to do or to go out to these big concert venues, stuff like that. But you are going to have to factor in a little bit of drive time there. But the other con is the temperature, right?
So it is definitely hotter in Menifee than it is going to be in San Diego, LA Orange County. So it's a hotter area in the summertime. They say the average in July and August, it's going to be right about that 93, 94 degrees on average. So it definitely gets hot. You're going to heat waves over a hundred degrees. So everyone has central ac. It's definitely manageable, but it can be a little unpleasant. So that is something to know. But what I wanted to really get into here when we're talking about Menifee is talk about the different areas. A lot of people are not. Most of you guys when you're contacting me, you're not super familiar with the area. You probably don't live here locally. A lot of times you live out of state, so you're making these big transitions, these big moves to get out to Southern California.
So I figured this would be helpful to give you guys a little bit better lay of the land and hopefully make some good decisions for yourself. So there's really three different areas that I want to talk about and we will kind of highlight things out. So I'm here, this is Microsoft Paint, so I'm going to kind of scribble a little bit here on this map of Menifee. Hopefully it'll make sense for you guys. But basically where Menifee is, if you pull up PHE on a map, you have this freeway and that's the two 15 freeway. So two 15 Freeway is here, it runs pretty north and south. It's actually a little bit more like Northeast is actually where it trails out to out here. So it actually takes this freeway connects. If you go further, you went into the 15 freeway and that's in Murrieta.
And if you go even further, it's going to take you all the way down to San Diego. But this freeway, two 15 freeway breaks off of the 15 and it runs pretty northeast and it'll take you out to the city of Riverside. So that'll take you that way. And that freeway runs basically right through the center of Menifee. So when you're going through Menifee, there's really three main off ramps off the freeway and that really divides the city into your three major sections. So you have this 215 freeway and the main off ramp here in Menifee is going to be right off of Newport Road, so I'm going to delete that. So right off of Newport Road, this is the main off ramp to access most everything here in the city of Menifee. And because of that, that is really the main hub of Menifee.
So Menifee has been one of the fastest growing cities in California for about the last decade and they have so much new construction that's going on now and plan for the next decade. They're expected to continue to be one of the fastest growing cities in southern California for the next 10 years. So a lot of construction, a lot of growth, but with that growth, a lot of it has been pretty isolated to this area right off of Newport Road. So right here in the heart of Menifee. So you have a lot of things that have happened. So one, they've actually expanded the off-ramp. They've done a new overpass to cause some less traffic and less congestion people trying to get over. There's also a lot of big retail centers that have gone in right here off of Newport. So from target centers to other big shopping centers and restaurants, big chain restaurants, olive Gardens, Red Robins, in and out, all these different big massive chains, grocery stores, Stater Brothers, Albertsons, I'm pretty sure it's right there.
But all these different shopping centers have gone in and the majority of them are focused and centered right here off of Newport Road. So that's where most of the hustle and bustle is in Menifee. And so besides all the shopping center stuff, there's also a lot of housing tracks that have been built right here off of Newport Road. So there's a ton of housing that has gone in. Some of it was built 20 years ago, some have been built 10 years ago and some of it's still being built now. So a lot of construction. This also tends to be in this area, tends to be where most of the most expensive homes are in Menifee. So some of the big masterplan communities you guys might see, like Audie Murphy Ranch, that's a big huge one. You might see the lakes, that's a big one. And there's a couple other communities that are in there as well, but that's where most of the growth in Menifee has been centered right there, right off of Newport Road, you're going to see some homes are even built in the late nineties and then you will, we're going to talk a lot about 55 plus communities.
There are also a couple 55 plus communities in this area. There's one here, there's a big one right out this way. So there's a couple 55 plus communities located off of Newport Road as well. But besides just being around the off ramp, the other thing that's important to mention is when you're buying in meta feet, you want to pay attention. Are you on the west side of the freeway or are you on the east side of the freeway? So depending on you and your family and what your daily life is going to be like, that can make a really, really big difference. So for example, when you live here on the east side of Menifee, and if you need to get over to a shopping center that's over here on the west side of Menifee, it can be a pretty big pain. There's a lot of congestion I mentioned before, they re-did the off ramp and the overpass.
They actually just built an additional off ramp and overpass here, it just opened up over the last month or so. So that's helping some of the congestion, but there's just a lot of traffic and it's a big pain to get over the freeway. So there's not a lot of ways to do that and it can be super inconvenient. So if you are a person that you are going to be commuting, which a lot of people that live here do commute out of town for work. But let's say if you are going to be commuting and you need to commute to Corona for work, well Corona is kind of north up this way, so you need to get over to the 15 freeway, which you need to go west to get over to this 15 freeway and you need to commute north. So if you live over on the west side of Menifee, that is going to make for a much, much, much, much shorter commute to make your life a lot more enjoyable.
If you live on the east side of the freeway in the east side of Menifee and you have to go through all this traffic, traffic, traffic, traffic, and it's a big pain to get over the freeway to get over to the west side, then you finally do that and then you do the rest of your commute. It's going to be a big huge time difference as far as living on one side of the freeway as opposed to the other. If you don't live here, it's probably kind of hard to understand what a big difference that is, but your quality of life is completely different. Your commute time is probably extra 20, 25 minutes each way just to get over the freeway, deal with the traffic, etc. So that is a big deal to be on one side of the freeway or the other, especially if you are going to need to get to that 15 freeway to commute north or south.
If you are commuting north on the two 15 freeway towards the city of Riverside, Moreno Valley or anything like that, it doesn't matter, it's not a big deal. You don't have to cross the freeway. So that's not going to be much of a concern. And really if you're going to be commuting south towards San Diego, it's probably not too big of a needle mover if you live on the east side of the west side of the freeway. But for a lot of people, if you need to get over to the 15, it is a big deal. It is something you really want to pay attention to. So that's the first area in Menifee that I want to talk about. The second area is the southern section of Menifee and that is really centered off the other off ramp. So we talked about the two 15 freeway, we talked about your Newport Road off ramp, you also have another off ramp down here, which is for Scott Road and then I will highlight the other one, which is McCall Road up this way.
So for now we're going to talk about Scott Road. So that's that other freeway. Freeway off ramp right here off the two 15 freeway. So it's going to be more southern facing. What people like about that is you are very, very close to the city of Murrieta. So you're actually really right here on the border. So that freeway off ramp is here. The border between Menifee and Murrieta is basically right about here. So if you live close to this freeway off-ramp closest way, you're very, very close to the city of Murrieta. It's very easy to get to the city of Murrieta. The advantage to that is Murrieta has been around longer, it has more infrastructure, there's more shopping centers, more kid care facilities, more parks. There's just more development that has happened because an older city. So a lot of people really like the idea of being closer to Murrieta or even another thing that happens too is a lot of people buy in Menifee because they used to live in Murrieta can no longer afford it.
So they like the idea of being close to town and kind of where they used to live and that tends to be a big advantage as well. So the big plus of living off of Scott Road is you are closer to Murrieta. It is an area that is still growing, still building. So there's a lot of infrastructure that's being built. I mentioned before a lot of new construction has happened up here. There is some new construction that has happened here, but I would say probably 30% of what we've seen off of Newport Road. So there are still things going on. So there's commercial centers that are being put in shopping centers that are being put in. There's schools that have been opened over the last just couple of years. There's more schools that are coming, there's new home tracks that are being built that have been built over the last 10 years.
There's just a lot of growth that is still happening, which is a good thing. It's probably going to bode well for home values and home prices long term, but in the meantime it can be a little inconvenient. You got to deal with some construction and all the cool shopping centers that you want to go to might not be just right down the street. It might be a little bit farther away. So something to know. And then the third area that I want to talk to you about with Menifee is the northern section of the city. So we talked about the other off-ramps, the third off-ramp that we're going to talk about is that right off of McCall Boulevard? So that is the most northern section. What's kind of interesting about that, you also see it referred to as Sun City. It is the oldest part of Menifee for sure.
Sun City was like this big huge master plan community that was built actually way back in the sixties, the seventies and the early eighties. So you may have heard of Sun City, there's other Sun cities throughout the country as well, but basically it's a bunch of single story homes. It's a big huge 55 plus community. It's actually a pretty cool HOA. They're affordable homes. I think it's a pretty cool area, but it is primarily going to be a 55 plus community and it's huge. So there's probably, I don't know the real number, but it's probably about 3,500 homes that are out there. It's a massive, massive area. There are now new construction homes and slightly used homes, just a few years old. Homes that have been built that are not age restricted. So anybody can live there regardless of age. But you just got to know if you buy a home there, you are going to be surrounded by quite a bunch of 55 plus communities.
So not only is there the Sun City community, there's many other smaller 55 plus communities all throughout the area. I would say right now out of all the homes that are built off this off ramp in this general area, I would say probably 70% of 'em are 55 plus, 55 plus homes. So maybe, probably not a big deal for a lot of people, but it is something to know if you are not familiar with the area, you just got to know, hey, if I go to the grocery store, there's probably going to be more older people there than there will be other areas. Probably not a big deal, but just something to know when I mention it to some clients it can be a little off-putting to because they feel like it's a little isolating and they won't necessarily be a little bit harder for 'em to make friends or their kids to make friends, etcetera.
I don't know if that's necessarily true, but just something to know that there is a very, very large 55 plus community that is right here in this section off of McCall Boulevard. There is also a lot of new construction options that are happening. So there's big master plan communities that are currently being built that have been built over the last 10 years and it is an area that's continuing to grow and I'm sure over the next decade this is where a lot of the construction's going to be happening as the area off of Newport Road has been built out as we've seen a lot of the growth off of Scott Road and I'm sure we are already starting to see more construction, starting to go more in the outskirts or more north, more north, more north as the city continues to grow. So hopefully that's good information for you guys. It gives you hopefully a pretty decent lay of the land, talk about some of the benefits of Menifee, kind of what makes it desirable, talks about the three different areas of town and hopefully some good things for you guys to pick up on.
