All right, so you're going to want to avoid making a move here to Menifee, California, unless you are okay with these nine facts. I'm going to go over really just some true realities on what it's like to actually live here in the city of Menifee,, and hopefully you can help decide if any of these are deal breakers for you and your family. Let's go ahead and get into it. Hey guys. Hey, again, my name is Justin Short. I am a realtor and team leader with a short real estate team here in the Temecula, California area here at Keller Williams. But this video is all about the city of Menifee, California, and we're going to go over nine things that you're going to want to know about before you make a move here to Menifee. So this might be a reason to avoid moving to the area.


Any of these are going to be deal breakers for you, and really it's going to be just some reality on what it's like to actually live here in the city of Menifee, and what things are like on a day-to-day basis, and maybe some things that I don't think you're going to find most places online when you're doing some research. So I'm going to get into my list and go one through nine and just some things that you need to be aware about here in Menifee and probably there could definitely be reasons to avoid moving here if you're not going to be okay with 'em. So number one, it's about the heat. So Menifee is hot, there's really no doubt about it. It's a hot area to live in. The average temperature in the middle of summer is in the mid nineties and even compared to some of the surrounding cities like Temecula in Murrieta, it's quite a bit hotter as well.


So it's typically anywhere from four to six degrees hotter in Menifee as opposed to Temecula. But not only that is you don't get quite the same breeze. So Temecula tends to cool down a little bit more, a little bit later in the day. Tends to be a nice breeze coming through. Tends to make it a little bit more comfortable, seem to have that quite as much. It's a little bit more northeast, so you're a little bit farther away from the coast. You don't quite have the same breeze coming through. It tends to be just more of a flat topography. So because that just kind of feels like it, just the heat kind of bakes a little bit more. So it's definitely, it's a hot area and really, I mean South Riverside County is going to be a hot area compared to most parts of the country, but for Southern California and also compared to Temecula, Menifee is going to be quite a bit hotter for sure.


So number two on my list is the price point, and it's expensive. So the advantage to Menifee is compared to other parts of Southern California, it's less expensive. So as opposed to a million dollar homes in San Diego, million dollar homes are Orange County, million dollar homes in la, it's going to be more affordable. And even compared to a home in Temecula, which is just a couple cities over, you're going to save a couple hundred thousand dollars. So the average home in Temecula is about 750,000 and the average home is Menifee is right about 550,000. So it's a pretty big savings. However, when a lot of you guys are looking at homes nationwide or coming from different parts, different states compared to the average home nationwide, it's still a


So to buy something in the mid five hundreds in Menifee, it's still going to be a pretty big jump up. So you're definitely still going to be paying that California premium, that sunshine tax, just something to be aware of, it's going to be, it's an expensive area for people to move into, especially as a first time home buyer. And just something to know before you decide that this is going to be the right area for you. Alright, so number three. When you live in Menifee, you are often going to have to make the drive to some of the bigger cities. So you're going to make a drive to Murrieta and to Temecula. So Menifee, it's a growing city. It has been one of the top 10 fastest growing cities in the state of California for over the last decade now, and over the next five to 10 years, they have a big master plan.


They're trying to continue to grow. They have a lot of new homes that they're building, a lot of new infrastructure. They're building a new off-ramp right now. They have new commercial centers and shopping centers that are going in. So there's a lot of growth that's going on for sure, but it's still in growth stage. So because of that, you don't have all your day-to-day conveniences that are already built. So people that live in Menifee tend to make trips a few times a week to Murrieta and Temecula to be able for a little bit more shopping options, for more restaurant options, maybe for more things like car washes and entertainment or movies and definitely for movies or anything like that. So there's, because Menifee is still growing, there's going to be a lot of reasons to make some of those drives. Now it's not really the end of the world because you're probably looking at a 10, 15, maybe a 20 minute drive.


So it's not really that big of a deal, but it's just something to know if you're going to buy a home in Menifee, it's a little bit less expensive, the area's still growing and you're going to be making some of those trips for some of the bigger cities, for sure. Alright, so number four on my list is the lack of high paying jobs. So in the city of Menifee, there are not a ton of big employers, and really this is something that can be true for the surrounding cities, Murrieta and Temecula as well. But most people that live in Menifee end up making a commute out for work. So most people that live in Menifee commute to San Diego, to LA, to Orange County, to that Riverside Corona area, but most people do not end up working in Menifee. So it's definitely a true bedroom community.


If you are lucky enough to work remotely and you can work from home, whether it's five days a week, four days a week, three days a week, whatever it is, some type of hybrid schedule, then that's definitely going to make Menifee a lot more desirable, a lot more palatable for you. But I would say probably over 80% of people do make that commute out. They live in Menifee, they make that commute, and it's just something that really you got to know about living here is there's just not a ton of high paying jobs locally. So there are definitely, there are restaurant jobs, there's school jobs, there's hospital jobs, doctors offices, stuff like that. But as far as a big massive employer or anything like that, most people do end up making that commute out for work. So that will roll me right into my next point, which is number five.


So with how many people make that commute on a daily basis, that causes a ton of traffic on the freeway and it really makes that morning commute and evening commute really, really tough and there's just a ton of traffic here locally and over the last decade with how many people have moved in, how many homes are continuing to build, the traffic's just got worse and worse. So if you are going to live in ee, you are going to make that commute out. That traffic situation's going to be really, really tough, especially if you're going to do that typical nine to five where you report to that part of that morning rush hour and that afternoon rush hour. It can be really, really tough. The one exception if you do live in Menifee, it is super convenient if you are commuting north. So if you're going towards the Riverside area like the Northeast, that's really the best place to be because you're so much closer.


As opposed to say Temecula, you might save 30 minutes off your commute each way. That can be a big deal. But if you are not going that way, the traffic can really be tough. Something you really got to think about as far as what your commute times are going to be, and think about where your home is going to be in relation to the freeway and what that's going to do to your commute on a daily basis. So the next point on my list, so number six, and a lot of people don't realize this with how much new construction is going on right now with new construction, you tend to get a lot of young families that come in and want to buy their new home, their first home, get their own space, their own yard, ect. But a lot of 'em, if they're not super familiar with Menifee, they don't realize that there is a large 55 plus community that's already here in Menifee.


So are, I think it's over 10 different 55 plus communities now that within the city, the largest of which is the Sun City community that was built quite a long time ago. So it's kind of the original Menifee area, Menifee homes that were built, Menifee tracked, but those are homes that are built anywhere from the mid sixties, mid seventies up into the early eighties. And it's this big huge, massive community, all single story homes right off of the McCall exit, but it's a very large area. But in addition to that, there are several other communities that have been built over the last 20, 30, 40 years and a lot of people don't realize what a large 55 plus presence there is there. So that is something to know if you're going to make a move to Menifee, there is a large 55 plus presence in the area.


It's just something to be aware of. Not many people know about it, especially if you're moving from other areas. Just something to keep in mind. Alright, so point number seven on my list. So the next thing I wanted to mention, if you are living in Menifee and if you are commuting to LA or Orange County, living in Menifee can be a really, really tough place to be because of where the freeways are at. So you have that 15 freeway that runs pretty north and south, then you have the two 15 freeway that kind of breaks off. That tends to be more northeast. But because of where you're at, if you're trying to get west and get towards that Orange County area, that difference in being off the two freeways can be pretty costly. It can cost you probably an additional 30 minutes each way on your commute.


Just being able to get over to the 15 freeway can be quite a hassle depending where you live in Menifee. So that's really something you want to be aware of if you are going to be commuting that way. A lot of people prefer to be in one of the other cities like say Murrieta or Wildomar or Lake Elsinore and especially Lake Elsinore. Wildomar can be very similar price point to Menifee, but it's going to be located off the other freeway, which is really going to help that shorten that commute time. So just something to be aware of. If you are commuting towards LA and towards Orange County, we really want to think if Menifee is going to be the right place for you. Alright, number eight. We talked earlier about how much Menifee is growing and how it's been one of the fastest growing cities in California for over the last decade now, but with all that growth and all the homes and the infrastructure that they're doing over the next coming decade as well.


You got to know if you're going to live in Menifee, there is going to be quite a bit of construction that you're going to deal with on a day-to-day basis. So that's from freeway expansions, from new off-ramps that they're adding in to widening lanes, to widening the overpasses over the freeway to tracked homes that they're building or new roads that they're putting in or new shopping centers that they're putting in. There's just a lot of construction that's going on, which is, it's a good thing if you live there because those are all these cool things you're going to get to use and enjoy soon and be able to, I guess reap the benefits of. However, if you're living there now and you're dealing with that on a day-today basis, it can be pretty inconvenient. So it's just something to know, hey, there's going to be some new construction.


It's still an area that's growing, there's still things that are being built and just something to know that you're going to have to deal with and make sure you're okay with that. Right. So the last one on my list and is a point number nine, if you are going to move to Menifee, it's just make sure that you are okay with the California politics. So being in California, there are definitely some higher income taxes, some other rules and restrictions that are put in by the state. I think most people know state of California tends to be a bit more of a left-leaning state, a little more of a blue leaning state, and it's because of that they tend to have some different rules that maybe a lot of other states don't have. So it is kind of an interesting dynamic here to where state of California is very, very blue leaning, but the city of Menifee and the surrounding cities, so Murrieta and Temecula tend to be pretty red leaning.


So it can make for an interesting dynamic where maybe some of the people locally don't like the rules that the big state puts into place. So it can be definitely an interesting dynamic there, but you just got to know if you're going to make a move here to Menifee, you are going to pay the sunshine tax, you're going to pay that state income tax, you're going to have some different regulations and things you're going to have to deal with that maybe you wouldn't have to put up with in other states. I mean with that being said, I have lived here for my whole life in Southern California. I think it's totally worth it, right? I think California is a great place to live. I think it's the reason it costs so much is because of how desirable it is and I think it's where everyone wants to be. So I think it's all worth it, but those are decisions that you guys got to make for you and your family to make sure it's the right place as well. So I hope that's good information.
