So today we are here to take a look at a brand new community here in Temecula, California. So this is the Revel community inside the Summers Bend Master Plan community. We're going to go inside, we're going to take a look at the three models. We're going to give you guys full walkthroughs, we're going to talk about HOAs, we're going to talk about pricing, and hopefully give you guys all the information to see if it's a good fit for you. So let's go ahead and check it out.

Hey guys. Hey again, my name is Justin Short. I'm a realtor and team leader for the Short Real Estate Team here in Temecula, California in Myriad California. And like I mentioned, this video is going to be an onsite video walkthrough of a brand new community here in Temecula. Here in summers Bend, the Master Plan community. And this is the Rebel community. So they have three brand new models. We're going to go ahead and walk through them, give you guys a full on tour, we'll talk about HOAs, all that type of stuff. But let's go ahead and get all the information here. So again, we are here at the Rebel community. So there's actually, there's still five different new builds that are currently being built here in Summers Bend.

And there's another community that's getting ready to open up as well. So that'll be the sixth option. But the Rebel community, it is not age restricted. Some of them are only 55 plus. So they're going to, it's actually a really interesting layout. So they are duplexes. So they're two homes that are side by side. They are attached just with one shared common wall. They do have an HOA. The HOA is $252 per month. So that gives you, there's some common ground maintenance on the exterior of the home. And then there's a really, really cool clubhouse that's part of the HOA amenities. So they have a community pool, gym, spa. Actually there's multiple pools, there's like a kiddie pool, there's a big clubhouse, they do events, stuff like that. I think it's a great community. I actually live here in the community, so I guess I'm kind of biased, but we'll give you guys the full walkthrough here of the models.

And let's go ahead and get into model number one. All right, so we are here at model number one and we're going to go ahead and do the video tour in just a minute, but I just want to give you guys some quick stats. So this one is just over 1700 square feet. It's three bedrooms, two and a half bath. The tax rate, being a new home is going to be a little bit higher than some of the other communities out there. So know the tax rate here is about 1.6%. And then pricing. So one thing to pay attention to when you're looking at these different new build communities, you're going to look at online pricing. It's going to be kind of your base starting pricing. And then when you actually see a lot that's available, they're always going to have some extra premiums. So some lot premiums or extras that are included that are options, stuff like that.

So online you're going to see pricing starts from the mid $500,000s but the current lots that are available are really starting at a $572,000. So just know that, you want to pay attention to the actual lots that are going to be available, but it's a brand new home. It's got a super cool, nice open layout. Let's go ahead and check it out and see what you think. All right, so we're going to do a quick little video walkthrough. I'm going to point out a couple key features and some of the things that I like about the house as we're walking through. My fancy video woman here, she's going to try and keep up and kind of pan through a little bit, but let's go ahead and check it out.

So as you come in, you have the stairway that opens up to your right, which opens up to your really open concept, family room to kitchen. That's really what a lot of people like about these homes is just how open they are. And really most new construction is going to be that way. So you really have that one big great room. Even in a home like this that isn't super massive by any means, it's just over 1700 square feet. The kitchen is really good size. There's ton of cabinets. You have a big massive center island there right in the middle. A lot of upgrades. Just know any type of new construction when you're looking at them, any of these models, they're going to be beautiful, right? You're going to love them. But some of that is because there's a lot of fancy upgrades that are part of this. So that means when you're going to design center, there's some extra money that's spent here for sure. So when you're looking at a model, really you're looking at layout, you're looking at space.

Off the kitchen as you pan over, you're going to have a little shelving area, little cabinet area, a little kind of desk, mini homework, office area. And down the hall you have a coat closet to your right and a half bathroom there for guests. And then as we come back out, we did walk by the entrance to the garage, no the fancy epoxy coating is not included, and we did walk by the pantry there, which is actually part of the under the stair storage. All right, let's go upstairs and check it out.

You have the big main bedroom, I guess you can't say master bedroom anymore. So big main bedroom, you have the high ceilings which makes it feel really larger than it actually is. And on the way as we pan back out, you'll see there's a really nice slider and balcony off of here as well. So really good sized bedroom. Walking your way through the bathroom, you have that big huge main closet. And then here is your master bathroom as well. So really good size walk-in shower, of course you got your toilet area, two good size sinks. This one's got some nice upgrades for mirrors and countertops, stuff like that. But really just the overall height to the ceilings makes it feel really good. You have all those canned lights and that balcony out there would be really nice as well.

All right, and then we're going to go ahead and check out the rest of the bedrooms and bathrooms throughout the rest of the upstairs. So as you come around the corner, you have your big guest bathroom to the right. Guest bedroom number one, in the back right corner. Which is pretty good size, I'd say larger than a standard bedroom for sure, a bit wider. Bedroom number two, which actually appear like a mirror. So a little bit on the larger side for sure. Again, some of the painting and wallpaper and window coverings and stuff are definitely going to be upgrades. And then last upstairs, it's got a huge laundry room. So a huge laundry. This one's got some upgraded cabinets and sinks there, but really, really good size. So that completes the tour in model number one.

All right, so here is plan number two or model number two. We're going to go ahead and do that walkthrough, definitely bigger place. So almost 2000 square feet. This is a four bedroom, three bathroom. Let's go ahead and check it out. All right, so let's go ahead and we'll do a quick little walkthrough here on this model as well. I just realized and forgot to talk about pricing. So pricing right now we are starting in the high $500,000. So right around the $593,000 is where they're currently at. So as you walk in, you got a really nice open concept layout. You kind of see that kitchen to dining area to family room, definitely a big massive great room. Huge, huge island. Lot of cabinet space. Around the corner is your big walk-in pantry, opens up to the garage. Really, really nice and open. And a lot of upgrades here. But one of the nice things here is just the way the lot is laid out, this is going to have a bigger yard space where that plan one was definitely going to be definitely tighter for sure, probably like a third of this.

So here being on the corner, you're going to have some space. Just know anytime you're looking at a model, just because the model has a certain amount of lot size doesn't mean the actual house that you would buy would have that. It may be larger, may be smaller, just depends what's actually available. But these are just examples. Here is a full bathroom, does have a shower, and then you have your guest bedroom. So little full bedroom with a closet as well. So could make for a great guest room. Could be like an in-law suite. And it's pretty decent size I would say, a pretty wide hallway kind of feels probably a little bit bigger than it is because of the high ceilings and the way it's laid out. Cool, let's go ahead and go upstairs.

There is a pretty good size loft. So I mean those built-ins are going to be upgrades for sure, but you could be a little homework desk or something in there. It's really good linen cabinet space. So it's opening up, again higher ceilings, you have a really good sized walk-in closet over there. I feel like I'm trying my best to get myself out of the shot, sometimes I just keep starring. So doing my best guys. And then as you walk around, so you have the walk-in bathroom, the attached bathroom suite. Again, really good size for the size house that it is. You have the dual sinks. This one, I believe that's an upgraded shower there that's around the corner. And so we'll go ahead and pan back around and take a look at the shower. They're pretty good size.

All right, and then as we go down the hall, we'll start over here on the left hand side. So you have your guest bathroom. So that would be with your two sinks. You have the full bath and shower there at the end. As we go to the left, you're going to pass another little homework nook area and takes you to bedroom number three or, yeah bedroom number three. We saw one bedroom downstairs. We've seen the main bedroom upstairs, and this is going to be the third bedroom that we've seen. So second one upstairs. And takes us to bedroom number four, so this is last bedroom. Shows you the size. I'd say this one's probably a little bit smaller than the one in that first model, but just this frame of reference. And in both of those bedrooms, both have walk-in closets, which is nice. So definitely not always the case. And then last, we're going to end up with the laundry room. So you have the laundry room there, pretty good size. You get some built-ins up top. You have a built-in cabinet and a sink there. And overall pretty large. Again, this is not a huge place, just about 2000 square feet and just under. But overall I think feels really nice and open, really good space. And that completes the tour of model two.

All right, so lastly here is plan three that we're going to go ahead and check out. As you probably would assume this is going to be the largest of the three models. So this one is 2,165 square feet, also four bedrooms, three bathrooms. Price-wise, going to be a little bit higher. So right now the pricing is at $614,000. So again, when you're looking at this online pricing, just make sure you're actually looking at what an actual lot cost that's released. So that's something you want to make sure you pay attention to. So let's go ahead and check it out. All right, let's go ahead and do the walkthrough.

So super nice and open. Again, this is a larger square footage. So you have a big, huge, massive kitchen. I mean, that's a huge island. You can look at the backyard space there. It's actually smaller than that plan two, but again, that's just going to depend on which lot you have and which side of the duplexes you have. But really, really good size, really open. This one has an upgraded fireplace, it has upgraded bands and light fixtures, stuff like that. I really like the pendants, I like the light fixtures, but just know those are going to be extra in upgrades, but very nice and open again, especially for not a huge square footage, it feels much larger than it actually is, which is really the case in most model homes. A really nice, big, great room. And then as you start walking down the hallway, you're going to walk to, you have a full bathroom there. So again, just like the other plan.

So you have three full bathrooms. You have your sink, you got your shower there, and that's going to take you on your way to guest's bedroom downstairs. And you do have the door to the garage that we just walked by on the left hand side as well. So here's your full bedroom downstairs. You have that big walk-in closet or good size walk-in closet. Obviously a lot of upgrades. Kind of funny. The lights on this one, they put the hanging light features, right? Kind of there's no vase at the bottom, they're hanging from the top. I don't think I've seen that before. So looks a little odd to me, but kind of cool. And one thing I haven't mentioned, as we're getting ready to go upstairs, all the homes here in Rebel all have two car attached garages. So third car is not an option here, but they do all have two car and it is attached. So let's go ahead and make our way upstairs.

All right, so as you walk upstairs, this one has a really good size loft. So definitely the biggest loft out of all three. Well, I mean it is the largest home, but really good size loft. So they have the TV and some builtin cabinets here. You have some canned lights as well. And then we will walk across the hall down to the master bedroom. So master or main bedroom, again really good size. You have that balcony with a slider to get out there. Which is nice, gives you a nice view. Pretty good size. I would say a little bit larger than the others for sure. And this one's got the really cool shower. So I think they call it the super shower. It's got that big massive shower. You have a really good size walk-in closet. Dual sinks here as well. But it's the biggest homes that's going to have the biggest bedroom, biggest bathrooms. So I do believe there's an option where you can still get a bathtub here instead of the super shower.

All right, so as you come to the other side of the loft and go towards the other bedrooms up here. First thing on your left is going to be the laundry room. It's a laundry room. Again, it's pretty good size. I would say pretty comparable with plan number two, there was some built-in cabinets and a built-in sink. Then you have your two guest bedrooms up here. Definitely larger than plan two. I would say each is probably a foot or two larger in both width and length. So pretty good size. There's bedroom three, and here's bedroom number four. Pretty good size. And then we have your full bathroom number three upstairs. So again, dual sinks and you got the full shower and tub.

Cool. But I think overall, again, a really nice open concept layout. Again, these homes are built by Woodside Homes, so I think they have some really cool features. Again, just know, I know I mentioned it a few times, but as we're doing these tours in the models, there's a lot of upgrades that are here. So what you're seeing is not necessarily what's included in the price. So if you want to know more about what's included, we can give you that information.
