All right, so this video is all about comparing the city of Temecula, California versus Murrieta, California. We're going to get in the pros and cons of each. We're going to talk to you about which area is better, hopefully give you some good information to help you and your family make the right decision and see which city is going to be the right one to move to. And like I mentioned, this video is all about comparing those two cities. We're going to compare Temecula versus Murrieta. We're going to talk about pros and cons of each and hopefully give you guys some good information on which city is going to be the right fit for you and your family to make a move to.


I mentioned before, but I have lived here in the Valley for quite a long time, so over 20 years. I think I can give you guys a really good perspective on what it's like to actually live here, so hopefully be able to give you some good info. So of course we would definitely love to hear from you, but let's go ahead and we'll kind of get into all the info. Comparing Temecula versus Murrieta. I guess the first thing I'll start with is just my experience. I've mentioned we've been here, I've lived here in the valley for over 20 years. I have actually, originally we moved here to the city of Temecula.


So we lived here for a couple years in Temecula, and then my family moved out into Winchester, so actually the French Valley area. So it was just kind of on the border of Temecula and Murrieta, both kind right there on the edge. So we lived there for 10 years when I was a kid living with my parents. And then when I moved out to my own place and bought my own home, et cetera, I moved to Murrieta. So for 13 years I lived in the city of Murrieta. And then I guess about a year and a half ago, almost two years ago, we sold our home in Murrieta and bought a new home in Temecula. So between all of that, I've lived in Murrieta for 13 years. We've lived in Temecula for about four years now, and about another eight plus years out in the Winchester French Valley area.


So I've lived in both. I think I can give you guys really good perspective on what they're like and what it's like to actually live there. What I'm going to do is we're going to switch the view just a little bit. I'm going to actually bring up a map view of the area. I think it'll give you guys a better perspective on what the area's like and kind of tell you, be able to show you a little bit more of what I'm talking about and help compare some of the differences. So let's go ahead and we'll give that a shot. Alright, cool. Alright, so hopefully the map is showing up pretty well for you guys. This is kind of a new thing for me to try out, so hopefully you guys like it. This is my very fancy Microsoft paint map that we have. So it's just like a Google Map screenshot that hopefully we can write on and edit and they can hopefully point a couple things out a little bit better. So let me know if you guys are like this. I think it's a little bit different setup than we've done in some of the other videos. So some feedback on it would be great. Let me know if it's helping you guys at all or let know your thoughts on it. But basically like I mentioned, I've lived in Temecula, I lived in Murrieta, lived in the French Valley area. And as far as comparing both cities, really for me as someone that's been in both, I think they are both very, very, very similar.

And I think that most people should really look at homes in both Temecula and Murrieta and go really with whichever city they find the right home in. So I really don't think there's a big difference between either city. I guess that's kind of the spoiler of the video. I'll get into some info about why I think that is and hopefully give you guys some good examples. But I thought like a map look would be a really good place to start so you can see where the general area is and see what we're talking about. So most of you guys, when you contact me from YouTube and you guys are checking out the videos and watching along, usually it's people that don't necessarily live here locally. So you don't really live here in Temecula Murrieta now. So you're not super familiar with the Valley. Maybe you have kind of found some information about Southern California or city of Temecula online somewhere, maybe heard about wineries or something similar or maybe found some of the safest cities in the United States list or some of those types of things.


But usually that's kind of how it pops on people's radars or maybe have some family or friends that already live out here close by in the area. So maybe could be from some of those different things. But because of that, I think most of you guys are not super familiar with the cities of Temecula and Murrieta and we don't really know the pros and cons and really what the layout is really like. So I wanted to bring up the map to show you what the differences are and just how far apart they are. And actually they're not far apart at all. So the two cities, they butt up against each other. There's some streets you can be on one side on, you're in Temecula, one side, you're in Murrieta. And that's kind of what I wanted to look at. The map is they're so close together, honestly, it doesn't really make big, too big of a difference.


So I'll give you my perspective. So this is a map of the city of Temecula, Murrieta, I'll kind of draw on it a little bit. This is Winchester Road Highway 79. And a general rule of thumb is like anything on this side, look at that fancy beautiful map. Anything on the right side here is going to be Temecula. And then anything on the left side of Winchester is going to be Murrieta. So that's kind of the general area as far as where the two cities break, but that's anywhere in here is Temecula, anywhere. Here's Murrieta. I think that's probably a pretty decent example for you guys. And so myself personally, we have lived in different areas here. So I've grew up kind of in that French Valley area right out there. We lived in Murrieta over here, lived in Murrieta over here. We've lived in Temecula over in this range.


So kind of moved around to some different places. But with that, our quality of life between living in Temecula or Murrieta really did not change at all. And the reason is is because they're so close together, you can be on one side of the street at the other and they really blend together. So the areas are very, very, very similar. They're built right about the same time. There's really not many differences in the style of homes or the style of the streets or the condition or the neighborhoods or the quality of the neighborhoods, anything like that. The biggest things that are different about it is Temecula has more businesses. So Temecula, it's a little bit more south. So if you look on the map, this is this big yellow line here, that's the freeway, that's a 15 freeway that kind of comes all the way up and then the two 15 kind of veers off right there.


So if you can look at it on a map yourself, but when most people, when they're commuting, they're coming down from the San Diego area. So they're coming up, they're coming up and the first city they're going to get to is, so the pro to that is it's farther south. And if you are making a commute down to San Diego, it's going to be a shorter commute because we are southern California, the 15 freeway gets all jammed up with traffic, especially at rush hour, although it doesn't look far. But if you are coming up the freeway at night and you're making your commute home and you can get off the freeway here, right in the Temecula Parkway 79 south area compared to having to exit the freeway up here and right here in the heart of Murrieta, it doesn't look too far on a map.


It's maybe five miles difference, but that can really save you probably a 30 minute commute each way. So 30 minutes in the morning, 30 minutes at night, that's a big difference in quality of life, right? That's an extra hour you're going to spend on the road just for being a few miles north. So that is a big pro for Temecula if you are commuting down south. And the other thing what I was getting to is the businesses. So Temecula has more businesses than Murrieta has. So Temecula has the wine country area, which is out here. So all the wineries, so there's over 50 wineries that are now out here in Temecula. So it's a big draw. That may be how you've heard about the city. A lot of people come for weddings or bachelorette parties or getaway weekends or whatnot. So a lot of tourism that comes there.


So you have that wine country area out there. You also have the casino. So Pachanga Casino, it's a big draw. A lot of people will come in for the casino if you like to gamble or if you like casino and the resort and that whole thing. Temecula also has the Old town area, so this is right around this area. So Old Town Temecula is kind of like our downtown area. So they have a bunch of different cool trendy restaurants. They turn into little nightclubs at night. It's super walkable. It's kind of like the going out place here locally. And then also there's the mall as well. So the Promenade Mall in Temecula, right in the middle, that's going to be right there in Temecula. And that's going to have all your whatever a hundred stores at

The mall is going to have and all the different restaurants that are around it. Mostly chain restaurants and stuff like that, but from Olive Gardens to BJ's and all types of different places. But all of that is going to be in Temecula. So those are kind of the two draws to Temecula is that if you're commuting south, it's going to be a heck of a lot closer and then you're going to have more shopping, more entertainment in Temecula than what Murrieta is going to be able to offer. However, if you live here in the city of Murrieta, it's really easy to be able to drive. It's five or 10 minutes. It's not a very far commute, it's just jump on the freeway and it's a five, 10, maybe 15 minute commute to all the amenities that Temecula is going to offer. So because of that, I mean you just got to know if you're going to be in Murrieta, it's going to be an extra 10, 15 minute drive.


I don't think it's a big deal When we lived in both really hasn't affected us at all. And again, we were kind of in a situation where we're at one side of the street or the other. Our quality of life is really, really totally the same. So as far as location, those are the big things. Shorter commute and Temecula, you're closer to all the businesses and all that type of stuff. But really, I mean we're in the suburbs. So it's a bunch of tract homes, mostly tract homes that are out here that builders have come in and developed over the years. But because of that, it's not like a super walkable area. So everyone out here has a car, I don't know anyone that doesn't have a car. Probably two cars, one for every adult that's going to be in the house. And I think it'd probably be hard to live here without one, unless you just Uber it everywhere I guess.


But that would be super uncommon. So you're going to have to have a car. It's not like you're going to walk down to the target all the time. That's going to be, unless you live in a certain track, that's not going to be super common. So for the most part, everyone's going to have a car. What's an extra five, 10 minutes if you're going to live in Murrieta. Alright, so I'm going to go ahead and pull out of this map view and talk to you a little bit more about some of the differences and hopefully guys give you guys a little bit more perspective. Alright, so hopefully we are able to pop out of the map view for you guys. Hopefully that was helpful. But really the other thing that I wanted to mention and the reason that I recommend to most clients that they look in both Temecula and Murrieta and really compare both is really the affordability.


So Murrieta, because it doesn't have all those same businesses and because it's a little bit farther commute, the average price point is about 80 to a hundred thousand dollars less. So because of that, I always recommend people take a look at both. If you are totally opposed to one city or another, that's totally okay. But I've helped, I've lived in both for several years. We've helped clients buy and sell tons of houses in both cities. I don't think there's a difference. I think they really run together. I think they're very, very similar. But if you want to try and save a little bit of money, you get more for your money in Murrieta, unless you're commuting south to San Diego or maybe there's a specific, sometimes people want to be in the specific high school in Temecula where the Great Oak High School is the highest rated school in the whole valley.


So that might be a thing that might limit your search area to a certain area. But overall, the school districts for Murrieta and Temecula are very, very similar. I think they're really on par across the board and I recommend most people that you really want to take a look at both. So hopefully that's some good information for you guys.
